as some of you might already know, my motherboard got fried a couple weeks back. but fortunately my dad got off his lazy but and took it to geek squad were they fixed it up. they deleted everything on the hard drive though=P and my dad wants to keep it nice and clean nnnbecause he needs the memory for storing real estate crud since he just got his realtor's license. now hes making me and my brother choose between Team Fortress 2 (which both my brother and I like A TON but my dad doesnt) and CoD4(we all like to an extent).

so my question is, is there a way i can get both, but not use a ton of memory? or do i have to choose?

You had a question like this earlier, and no you can't make the games smaller and still play them. Team Fortress 2 and Call of Duty: 4 doesn't even take up too much space.

Buy a cheap hard drive. Or you know what, install your games on the main hard drive, buy a cheap external one for you dad to plug in and use (noramlly usb connection) when he needs to.
