I'm mapping for a long time now but I've never seen anything like this happen. Does anyone know what could cause this strange issue?

It looks like there might possibly be a caulk texture or something overlapping it, or 2 textures overlapping themselves. Does it look fine in the editor?

Theres no caulk textures or overlaping textures and it looks normal in the radiant :-/

Try fixing LMap, and make sure that terrain patches or brushes don´t overlap.

I've tryed fixing the lightmaps but avail, it made no difference...

maybe post a view of your radiant. with a view of the wireframe and the 3d area for the selected areas. The more we know the more we can try to assist you.

Its all normal in radiant, they are just brushes, not patches, with moved verticles...

that is most likely the problem there then, sometimes things get askewed and textures bug out when the vertices are moved sometimes. I had this problem when making 3dmodels, try to recreate just those sections of your map.
